Stucco Repair or Full Re-Stucco? How We Decide

Re-stucco tear-off, back to the studs

Every week someone asks us to bid a full re-stucco their house does not need, and someone else asks for a patch their wall cannot be saved by. The estimate visit is really a diagnosis, and this is the framework we use.

When repair is the right call

Isolated cracks from normal settling, impact damage, patches around new windows or plumbing, and localized water stains with a fixed source. If the base coats are sound and the damage is contained, a proper repair with texture matching disappears into the wall and costs a fraction of re-coating.

When re-stucco pays for itself

Widespread map cracking across multiple walls, bulging or drummy areas that sound hollow when tapped, chronic moisture entering in more than one place, or a finish so chalked and faded that repairs will never blend. At that point, patching is paying twice: once for patches and again for the re-stucco you will still need.

The test we run

We sound the walls, check crack patterns against the framing story, look at flashing and sealant first, and tell you which category you are in. About half the time the answer is cheaper than what the homeowner expected to hear.
