Contractors hate publishing prices, so homeowners shop blind. Here are honest working ranges and what actually moves the number. Every wall is different, so treat these as orientation, not a quote.
The ranges
Small repairs and patches typically run $1,800 to $3,000. Re-coating a few walls or one elevation lands around $3,500 to $8,500. A whole-house re-stucco on a typical single-story runs $12,000 to $22,000, and large or complex two-story homes reach $30,000 and beyond. Our minimum job is $1,500.
What pushes cost up
Two stories and steep access, extensive crack or moisture repair before coating can start, foam trim and architectural details, premium finishes like smooth troweled looks, and colors that need extra coats. Smooth finishes cost more than textured because they hide nothing and demand more skill.
What keeps cost down
A sound existing base that lets us re-coat instead of tear off, straightforward access, standard textures, and bundling several repairs into one mobilization. If your base is solid we will re-coat it; tearing off stucco that could be saved is where homeowners get overcharged.
Comparing bids
Make sure every bid answers the same questions: tear-off or re-coat? How is crack repair handled and priced? What system and how many coats? Cleanup and protection included? The cheapest number with vague answers is usually the most expensive bid on the table.
Want your real number? Estimates are free and honest: if a repair will do, we will not sell you a re-stucco.
